If you are Moving here from more than fifty miles away, the chances are that you will encounter an entirely different set of factors than you currently have. Some factors to consider are: House Cost - In general, Belle Meade is the most expensive area here with few homes under $500,000 available. Some other ranges as of Summer 1999 are listed from high - low. Low Average High Belle Meade $256,000 $795,608 $3,500,000 Bellevue $99,500 $224,131 $635,000 Green Hills $127,900 $591,954 $4,500,000 Brentwood $87,000 $413,960 $1,995,000 Franklin $59,900 $317,426 $3,750,000 West Meade $99,000 $267,711 $545,000 Antioch $25,200 $127,891 $625,000 Smyrna $37,950 $133,678 $550,000 Madison $39,600 $117,373 $325,000 Donelson $69,900 $143,757 $239,900 Hendersonville $39,900 $241,598 $1,600,000 Mt. Juliet $92,500 $189,009 $849,000 Hermitage $10,500 $156,902 $675.000 Climate - In general there is little difference from one area of middle Tn, to the other with only minor variations due to altitude. We usually have all four Seasons with few extremes. More information is available on my link to local web sites. Schools- This is generally one of the main factors considered for families with school age children. To get some good information check my link to schools. Windshield Time - Nashville is blessed to have 3 interstates which intersect in a loop around the city. I always advise people to do a test drive to and from work so that you have a more specific idea of a location. Lot Size - Until the mid 80's many communities required lots to be at least an acre in size i.e. Brentwood. Now with land being more expensive we frequently have homes built on smaller lots in order to enhance affordability. Tip: Size of both lot and house generally increases for homes further away from Nashville. I've lived in this area since 1977 and I think I have a good feel for most communities. Give me a call and hopefully I can shed some light on these factors as to what does and doesn't work.
